Establishing a warehouse in Dubai requires strict adherence to building regulations and design guidelines. Whether setting up a new facility or modifying an existing one, businesses must obtain the necessary approvals to ensure compliance with safety, zoning, and operational standards.
Regulatory Authorities
Warehouse approvals fall under different authorities based on location:
- Dubai Municipality and Civil Defense – Al Qusais, Al Quoz, Dubai Investment Parks, Ras Al Khor..etc
- Trakhees Licensing – Jebel Ali Free Economic Zone (JAFZA)
General DM Guidelines
- Warehouses must be in designated industrial zones as per Dubai Municipality regulations.
- Skylight openings should cover at least 5% of the floor area.
- Storage area height must be between 4 to 9 meters.
- Maximum of 20% of the industrial area can be used for commercial purposes.
- Facilities such as canteens, pantries, and changing rooms must be provided for employees.
DM Sanitary Regulations
- Separate male and female washrooms must be provided.
- 1 wash closet and basin per 25 staff; 1 per 40 if staff exceeds 100.
- Minimum toilet corridor width: 1.2 meters.
Parking and Perimeter Regulations
- 1 parking space per 50 sqm of office space.
- Perimeter fencing should not exceed 2.4 meters.
- Warehouse doors must be at least 3 meters wide.
Fire Safety Regulations -DCD
- Smoke detectors must be installed and tested by an EHS-approved fire contractor.
- Fire extinguishers (9-pound water type and 5-pound COâ‚‚ type) must be placed strategically.
- Sprinkler systems are mandatory for warehouses storing hazardous materials.
